Before any homeowner decides on a Pace loan they need to contact a local bank and discuss a line of credit loan. They are free, no cost loans that only charge interest when you use the money. They are easy to qualify for and require equity in the home just like the Pace loan requires. The interest rate is considerably less for the line of credit and the payments are very low. Before paying thousands in fees and a high interest rates for a Pace loan…call your bank. There are many other names being marketed for this money. The red flag is when they tell you the payment is made through your real estate taxes. Very dangerous for everyone. Another issue is if you want to sell your home. The higher taxes stay with the home for the new owner. Try to get that issue resolved with your new buyer.
